Property Evaluations and Appraisals
I40 provides a valuable service by searching the property values in your area and returning an accurate value assessment to you. By assembling information from public records and private data bases we are able to get the information you need.
AVM (Automated Value Model)
Automated property evaluations are usually ordered and delivered through a system to system interface. The report you receive will have 3 to 5 comparable sales used in the value calculation. Generally the sales are within 12 to 18 months, within 20% of the subject property's square footage and no further than 1 to 1.5 miles of the subject.

Assisted AVM (Automated Value Model)
Step one, tax assessor information.
This information can be used to verify data in any AVM we use including the I40 AVM model EVX. This data is researched and secured on every order submitted to I40. Using current tax assessments and recent previous sales on the subject, our model can generate useful conservative estimated values for the subject. This report will contain subject data only and there are no comparable sales. This model is used in the event the comparable sales AVM models fail due to lack of accurate data or coverage limitations

BPO (Broker Price Opinion)
When the AVM’s and online data fail, we upgrade to a field product we call the EquiValue BPO. This is an evaluation completed in the field. It mimics and has some of the elements of a basic drive-by appraisal. You will get 3 comparables, a neighborhood commentary and a photo of the subject. This report is generally completed within 48 to 72 hours of being ordered and is used on loan amounts of $250,000.00 and below.
Appraisals
I40's 2005 (Drive-by) and 1004 (Full) Appraisals are completed by licensed appraisers with credentials that meet the banks requirements. These are engaged when the automated and BPO process fails, or when loan amounts exceed $250,000.00. Land only, non-owner occupied and Manufactured Home appraisals are also offered through I40.
Appraisal Management
The I40 Appraisal Management program has been designed to deliver exactly what the client needs and would require if the task was handled internally. Our system provides a way for the client to continue their use of preferred appraisers on their approved appraiser list. What we provide is the third party ordering and retrieving of the individual appraisals needed during loan processing.
